Palmetto Bugs and Bedbugs: What Your Florida Renters Policy Won’t Cover

Anyone who has lived in Jacksonville for more than a summer has met a palmetto bug. Florida’s warm, humid climate is great for beach days and just as welcoming to roaches, ants, and the occasional bedbug hitchhiker. When pests damage your belongings, renters often assume their policy will help.

Pest Myths Florida Renters Believe

Myth: Renters insurance covers anything ruined by bugs.

Fact: Most renters policies exclude damage caused by insects, rodents, and vermin. Furniture, clothing, or food ruined by an infestation typically isn’t covered.

Myth: Bedbugs from a trip are a covered loss.

Fact: Bringing bedbugs home in luggage is a common way infestations start, but replacing infested mattresses or furniture is generally excluded. Treatment costs are usually a separate question between you and your landlord.

Myth: Pest control is always the tenant’s job.

Fact: Florida Statute 83.51 generally requires landlords of apartments and other units that aren’t single-family homes or duplexes to make reasonable provisions for exterminating rats, mice, roaches, ants, wood-destroying organisms, and bedbugs, unless the lease says otherwise in writing. If you must leave temporarily for treatment, the law requires 7 days’ written notice and limits the stay away to no more than four days. For single-family homes and duplexes, the lease often decides who handles pest control.

Myth: Pests never lead to a covered claim.

Fact: The pest damage itself is usually excluded, but some losses that follow may be treated differently. For example, a fire is a covered peril on most renters policies, so how a fire started may not change how your belongings are handled. Policy wording matters.

Smart Steps for Renters

  • Report pest problems to your landlord in writing
  • Check your lease for pest control terms before signing
  • Inspect luggage and secondhand furniture before bringing them inside
  • Keep photos and receipts for valuable belongings
